Explanation of Fees Chargeable to Tenants
To follow is a list of fees that will become payable when you apply to rent a property through our Company. You need to be aware of these fees prior to making any decision about renting a property.
Tenant Deposit
A deposit equivalent to one & a half month’s rent will be required to be paid per property before the tenancy start date. This is subject to referencing and a Landlord may require a higher deposit if the referencing criteria is not met, further details will be provided at that time. A higher deposit will be required if pets are allowed in the property.

| Referencing | £144 | This is charged for each tenant applying for the tenancy. |
| Guarantor Referencing | £96 | (per property) Applicable only if a guarantor is required. |
| Tenancy Agreement (AST) | £132 | (per property) One-off charge for the Tenancy Agreement preparation. |
| Renewal/Extension | £132 | (per property) Fee for each renewal, this represents 50% of the total renewal fee to be shared equally between the landlord and tenant. |
| Rent Reminders | £36 | (per property) For each reminder letter necessary. |
| Pet Admin Fee | £120 | (per property) Additional admin charge fee if a pet is allowed in the property. |
| Early Termination Fee | £240 | (per property) plus liability for rent until the day the new tenancy commences, plus any set up fees payable by the landlord, (at the landlords discretion) |
You should be aware that the need for a Guarantor may not become apparent until after your referencing has been completed (including any joint tenants). Therefore guarantor referencing fees will only become payable should one be required.
